The Construction Manager is understood as a combination of the Project Manager and General Contractor. The duties of the Construction Manager include advising the investor in contacts with designers and contractors. In comparison with e.g. Project Management, the advantages of such a model is that the investment can be started earlier and full transparency of construction expenses is guaranteed.
The responsibility of Construction Manager involves 6 stages of the construction process: planning, managing construction costs, setting and completing schedules, assuring the required quality of performance, supervising contractors and managing the security.
Within Construction Management we offer:
- participating in designing the investment;
- deciding on the work schedule;
- budgeting the investment;
- applying for construction and use permits;
- selecting the most favourable contractors and participating in concluding agreements with them;
- controlling the scope and progress of works;
- technical and cost supervising of the construction;
- managing the cashflow.
No mark-up of the General Contractor and professional management of high-risk factors are additional advantages of cooperating with us as the Construction Manager.
